Tours and Visits

Application and Leasing

Head to our floor plans page, browse our available apartments, and click on the one that catches your eye. From there, select "Check Availability," then "Lease Now," and enter your preferred move-in date. Fill out your lease term, hit "Apply Now," and you're on your way through our secure online application process. Prefer to apply in person? Stop by the office and fill out a paper application with our screening form.

Getting started is easier than you think. You'll need to provide bank statements and pay stubs, and our screening form has the full details on everything required.

To qualify, your combined household income needs to be at least 3 times the monthly rent. If you're using a guarantor, they'll need to show a gross income of at least 4 times the monthly rent.

Finding a lease that fits your life should be the easy part. We offer flexible lease terms between 12 and 15 months, so you can settle in on your own terms.

Out of care for our community, subleasing is not permitted at Jackson Apartments. However, you're welcome to add a roommate to your lease and then remove yourself, allowing them to take over. Please note that they'll need to go through our standard screening process and qualify with a gross household income of at least 3 times the monthly rent.

We want every resident to feel safe and protected in their home, which is why renters' insurance is required. All leaseholders need a policy with $300K personal liability coverage, with all leaseholders listed and Avenue5 noted as the third party of interest.

When it's time to renew your lease, we've got you covered. You'll receive an offer letter at least 120 days before your lease ends, giving you plenty of time to plan ahead. Just let us know your renewal plans, and we'll send over your renewal lease for e-signatures.

Yes! Jackson Apartments is proud to participate in the MFTE program, offering income-qualified homes in the Central District so more residents can be part of everything Jackson has to offer. Reach out, and our team will be happy to walk you through your options and answer any questions about eligibility and availability.

Move-In and Move-Out

Yes, there is a $60 application fee to secure your new home at Jackson Apartments. Per Seattle's fee policy, no additional move-in fees apply.

We want you to feel at home and make your space your own; however, some restrictions do apply. You're welcome to decorate and personalize your home to match your style, but please note that any modifications made to your apartment must be restored to their original condition before move-out. 

We understand that plans can change. If you need to break your lease, a break-lease fee and buy-out agreement will apply within the timeframe outlined in your lease. Our team is happy to help; just get in touch, and we'll walk you through the details.

Please note that we require 20 days' notice before the end of your lease, or 20 days before the end of the month for month-to-month residents.

We're here to make sure your move-out day goes as well as your move-in did. Submit your notice to vacate within the required timeframe, and if needed, place a loading dock or elevator reservation in advance. At the end of office hours on your move-out day, turn in your keys to complete the process.

If you move out after office hours, we kindly ask for an email with photo timestamps of your move-out and the location where your keys will be left.

 

Your security deposit refund typically takes 2 to 3 business weeks from the day the check is cut. Checks are usually processed on the Wednesday following the week your Final Account Statement is completed.

Fees and Payments

Your security deposit is $500 for standard approval, and your holding deposit will be applied toward it. For conditional approval, the security deposit is one month's rent. Don't hesitate to get in touch if you have any questions.

Utilities are not included in the rent and are billed separately. If you have questions about what to expect, feel free to contact us, and we'll help you plan ahead.

To stay connected at home, you'll have access to three convenient internet service providers: Xfinity, CenturyLink, and Astound.

Paying your rent is easy and flexible at Jackson. You can make payments through the Resident Portal online via BILT, or by cashier's check or money order.

Yes, there is a $6 monthly maintenance fee for LuxerOne, our package locker service that keeps your deliveries safe and secure until you're ready to pick them up.

Parking

Yes, parking is available at our community. We offer standard garage parking for $275 per month and EV charging garage parking for $310 per month, so you can choose the option that works best for you.

Yes! For your convenience, we have resident EV charging stations available for $310 per month, making it easy to keep your car charged and ready to go.

Guests are always welcome at Jackson! Please note that for the comfort of all residents, overnight stays are limited to 2 weeks at a time.

Maintenance and Requests

We make it easy to get the help you need. You can submit a maintenance request through the Resident Portal on our website, give us a call and connect with our AI system Avery, or call our office directly, and our team will be happy to assist.

At Jackson, our team is always here when you need us. For emergencies such as water leaks, fires, or situations requiring medical attention, our team responds within 24 hours. In any life-threatening situation, please call 911 right away. Your safety is always the priority.

For all other service requests, we work closely with you to schedule a date and time that fits your day, so everything gets taken care of as quickly as possible.

Pets

Yes, we'd love to welcome your furry companions to Jackson! We allow up to 2 cats or dogs per apartment. Out of care for all residents and their pets, some breed restrictions do apply. Feel free to get in touch, and our team will be happy to review the details. ESA and service animals are welcome without restriction.

Yes, there is a $50 monthly pet rent and a $300 pet deposit to get your furry friend settled in. Please note that ESA and service animals are not subject to these fees.

To ensure the comfort and safety of all residents and their pets, the following breeds are not permitted at Jackson:

We know your pets deserve a great home too! Jackson has a pet relief area and a pet washing station on site, making the everyday routine with your furry companion easy and enjoyable.

At Jackson Apartments, your deliveries are always in good hands. Our LuxerOne package system sends you an email, text, or app notification the moment your package arrives. From there, just use your unique code or the Smart App to open your locker and pick up your delivery at your convenience.

Out of care for all residents, we ask everyone to be mindful of noise during quiet hours. Weekdays from 7:00 a.m. to 10:00 p.m. and weekends and holidays from 9:00 a.m. to 10:00 p.m.

We want everyone at Jackson to feel comfortable in their home. If you need to report a noise complaint, you can reach our courtesy patrol team OSG directly, send us an email, or give our office a call, and we'll take it from there.
